Take a moment to think about your basement. Basements are notoriously damp and musty, and you may find that your own is home to excess moisture, mold, pests, or other unwanted visitors. Many homeowners in southern York County, Maine, and along New Hampshire’s Seacoast assume that this area doesn’t have a major impact on the home; but the truth is that the health of your basement can affect your entire home.

For better indoor air quality (IAQ), freedom from basement moisture issues, and an overall healthier home, consider basement encapsulation by the team at Energy Efficient Homes.

Basement Encapsulation

Why Do I Need Basement Encapsulation?

Basements and crawlspaces often have drainage issues and air leaks which allow excess moisture, pests, and outside pollutants to seep in. This leads to further issues such as mold and mildew growth, rotting wood, animal waste, and musty odors. Through air leaks leading up to your living spaces, contaminants are able to travel through your home, harming your IAQ and potentially even making you and your family sick.

The problem becomes even worse if you have ductwork running through your basement. When this is the case, mold, debris, and other contaminants can seep into your ductwork via leaks and gaps—thus getting distributed throughout the entire home.

Basement Encapsulation: Our Process

Basement encapsulation is the process of sealing up the basement to keep water, moisture and other outside contaminants from entering your basement and home.

Drainage & Sump Pump

We begin the encapsulation process by laying down a heavy duty dimple pad along the floor and up the walls of the basement. This dimple pad serves as a vapor barrier which allows any incoming water to flow underneath to the sump pump.

Then, we apply spray foam insulation to the basement walls and rim joist, tying in the dimple pad coming up 1' on the wall for a continuous air and vapor barrier.

The Benefits of Basement Encapsulation

When completed by a trained professional, basement encapsulation offers valuable benefits not only for your basement but for your entire home. Benefits may include:

  1. Healthier indoor air quality

  2. Indoor moisture control

  3. Reduced risk of mold growth

  4. Enhanced indoor comfort

  5. Greater peace of mind

If you have ductwork in your basement, we recommend pairing basement encapsulation with duct sealing and insulation for optimum indoor air quality and efficient house performance.
